Unlike traditional property management companies, we become your tenant and provide guaranteed monthly rent regardless of occupancy, taking full responsibility for all management aspects.
Traditional property managers charge fees and you still bear the risks of vacancy, damage, and market fluctuations. With SilkStays, we are your tenant paying fixed monthly rent whether the property is occupied or not. You receive consistent income without any management responsibilities, vacancy risks, or additional fees.
We offer long-term lease agreements of 12-24 months with fixed monthly payments made regardless of occupancy. You receive your rent on time every month, even during periods when the property may be empty between bookings.
We carry comprehensive short-term rental business insurance that covers property damage beyond normal wear and tear. As your tenant, we are responsible for all guest-related damages and incidents. We also provide professional liability coverage for all accidents and incidents on the property, with 24/7 support for emergency situations.
We handle all property minor maintenance with a 24-hour response time for concerns and cover prompt repairs for minor issues at our expense. Professional cleaning occurs up to 10 times monthly depending on bookings, with quarterly deep cleans to maintain high standards and protect your property's condition.
How do you screen guests and protect my property?
We implement strict ID verification for all guests, maintain minimum night stay requirements to reduce turnover, and focus on quality guests including families, travelers, and business professionals. We enforce a strict no-party policy to protect your property and maintain good relationships with neighbors.
Am I liable for Vacant Residential Land Tax (VRLT)?
No. VRLT only applies to properties vacant for more than 6 months in a calendar year. Since SilkStays occupies your property as your legitimate tenant, your property is never considered vacant, eliminating any VRLT liability.
SilkStays pays the 7.5% short stay levy, not you. As the landlord, you receive your full rent amount without any levy deductions. The levy applies to the operator accepting bookings (us), and you have no registration requirements or compliance obligations.
What happens if there are damages or incidents?
As your tenant, any guest-related damage is our responsibility, not yours. We handle all damages through our comprehensive insurance coverage and take care of repairs and replacements. You're protected from any liability or out-of-pocket expenses related to short-term rental operations.
